I'm a first time homebuyer who qualifies for a VA loan but the house I'm trying to buy is a foreclosure so it's not VA approved so I'm going through the 203k option.

Answer by glennIt is an FHA loan meant to be used to borrow money to buy and additionally to repair a home. I have not seen one used in quite a while but they may still be making them.
